WATER
Water issues and resultant damage are one of the most common and costliest areas of maintenance. Below are some tips to make management of this area easier.
Did You Know? A dripping tap can waste a surprising amount of water and increase your water bill. You can easily fix this yourself!
What you will need to fix the problem - with these items you can dismantle, clean the inside and reassemble.
How to fix a leaking tap:
First, turn off the water supply to the tap. Then, use a wrench to remove the tap handle and access the washer. Clean the bed/surface for the washer to seal properly. Use a resurface tool. Do not overdo it, just clean and remove visible scars. Replace the worn-out washer with a new one (available at most hardware stores).
Tip 1: Replace the washers once a year at a set time, say January.
Tip 2: Place your hand at the tap opening (spout) to seal off, and turn the tap on slowly. If water comes out at the stem, that seal around the stem is to loose or worn. Dismantle the tap after closing the main valve. Replace the seals. At the stem you can use thread tape or plumber’s hemp with a little grease. There should not be play at the stem but on the other hand, it must not be hard to turn the handle, a child must be able to turn on the water. This simple DIY project can save you money and prevent water damage.
Report any leaks promptly:
If you notice any signs of a leak in your ceiling, walls, or floors, report it to the managing agent immediately. Addressing leaks promptly can prevent more extensive and costly damage to the building. The pipes in the older buildings (from about 20 years), tend to start to leak and when they are in the walls, it can be an expensive job. We advise you get a seasoned plumber for this job.
Rainwater:
If you are in a ground-floor unit, check to see if the rainwater drains away from the building. Report puddles, especially when damming against the wall, as soon as possible to the caretaker.
